Why does this house suit groups of 12?
With 12 people, the challenges are always the same: bathrooms in the morning, space at the table, cars, laundry. The house has been set up to deal with them.

How do 12 people share the bedrooms?
The 4 Queen beds sleep 8 people. The 2 mezzanines, in the upstairs family suites, sleep 4 children.
- Ground floor: Locqueltas (2 adults) and the Toulhars suite (2 adults, with a desk in the mezzanine).
- First floor: the Locmaria and Kerroc'h family suites (2 adults + 2 children each), air-conditioned.
The standard arrangement is therefore 8 adults and 4 children. For a group with more adults, the sofa in the Toulhars mezzanine converts into a 160 cm extra bed, which sleeps 2 more adults: up to 14 adults in total, not counting babies. What kinds of group stays are possible?
A family reunion or multi-generation stay
Grandparents can sleep on the ground floor, in Locqueltas or Toulhars, and families with children upstairs, in the suites with mezzanines. Baby equipment (2 travel cots, 2 high chairs, baby bath, changing mat, safety gates, children's tableware, toilet seat reducer) is provided.
A weekend with friends
Each couple has their own bedroom and bathroom. The terrace for 12 and the gas barbecue lend themselves to long meals, and the living area under the glass roof to board game evenings or matches on the Xbox. Kernével harbour, with its waterside bars and restaurants, is a 15-minute walk away.
A small birthday celebration
A birthday dinner among the guests staying at the house is fine. However, parties are not allowed, and no event may bring together more than 12 people, outside guests included.
A winter stay with a spa

What rules apply to groups?
Villa Keramzec is a family holiday home, not a function venue. To keep the neighbourhood peaceful:
- parties are not allowed;
- guests are asked to keep noise down, especially in the evening in the garden and around the spa, with no noise between 10 pm and 9 am;
- the house is non-smoking;
- pets are not allowed;
- capacity is limited to 12 guests.
A security deposit is taken as a card pre-authorisation, which is not charged. Check-in is between 5 pm and 7 pm with an agent from Groom Conciergerie, and check-out is before 10 am. All the details are in the practical information.
What can groups do around Larmor-Plage?
- Sea: Toulhars and Nourriguel beaches a 10-minute walk away, the Kerguélen watersports centre (sailing, catamaran, kayaking, diving), surfing at Fort-Bloqué, 15 minutes by car.
- Walking: the GR34 coastal path starts right from the house.
- Day trip: the Île de Groix, reached by boat from Lorient.

Yes. The main kitchen is fully equipped (oven, microwave, induction hob, dishwasher, freezer, Nespresso and filter coffee maker). The conservatory has a second kitchen with sink, fridge and dishwasher. Barbecue utensils are provided.
Are parties allowed?
No. Parties are not allowed at Villa Keramzec, out of respect for the neighbours. The house welcomes quiet stays with family or friends.
Is the house by the sea?
The villa is a 10-minute walk from Toulhars and Nourriguel beaches, and the GR34 coastal path can be reached directly from the house.
