What security deposit is required?
The security deposit takes the form of a card pre-authorisation, which is not charged, of €2,000. It is released 48 hours after departure.
What is included?
There is no extra charge for the following services:
- end-of-stay cleaning;
- bed linen and towels, beds made on arrival;
- shower gel, coffee, tea and a little treat for your first breakfasts;
- cleaning kit;
- personalised digital guide;
- assistance 7 days a week.
Not provided: firewood. The tourist tax is always included, whatever the booking platform: nothing is charged on site.

How do you get to Villa Keramzec?
The villa is in Larmor-Plage (56260), in the Morbihan, about 10 minutes by car from Lorient.
- By car: Lorient is 10 minutes away; the villa has 6 parking spaces.
- By bus: the Kerblaisy stop on line T4 is a 5-minute walk from the house. Line T4 reaches Lorient railway station in just over 30 minutes.
- By train: TGV from Paris-Montparnasse to Lorient station, 3 to 4 hours depending on the train. Then allow about 12 minutes by taxi, or just over 30 minutes by bus (line T4), to the villa.
- By air: from Lorient Bretagne Sud airport, allow about 30 minutes by taxi to the villa.
Where can you park?
The house has 6 free parking spaces: 2 in front of the house and 4 in the garden, behind a secure gate. Street parking is also free.

- Kitchens: main kitchen with dishwasher, Nespresso and filter coffee maker, kettle, toaster, oven, microwave, induction hob, freezer, wine glasses, breakfast bar with 4 stools; second kitchen in the conservatory (sink, fridge, dishwasher); mini fridge.
- Connectivity and work: Wi-Fi, Ethernet connection, dedicated workspace with a desk in the Toulhars suite.
- Laundry: laundry room with washing machine, tumble dryer, iron and clothes airer.
- Comfort: air conditioning in the upstairs bedrooms, fans, central heating, electric roller shutters, closed wood-burning fireplace, new hotel-quality bedding.
- Safety: smoke and carbon monoxide detectors, secure gate, no outdoor security cameras.
- Entertainment: HD TV, smart TVs in the upstairs suites, 2 Xbox Game Pass consoles (4 controllers), SONOS speakers (sitting room, conservatory, playhouse), Bluetooth sound system, board games, books, DVDs.

Can we arrive after 7 pm?
No. The agent welcomes guests between 5 pm and 7 pm, never later. Plan your journey accordingly and let the concierge service know if anything unexpected comes up.
How does the security deposit work?

Do we need to bring bed linen and towels?
No. Bed linen and towels are provided and the beds are made when you arrive.
Do we need to clean before leaving?
End-of-stay cleaning is included. Before leaving, please tidy the house, strip the beds and leave the sheets at the foot of each bed, leave used towels on the bathroom floor, empty and clean the fridge and dishwasher, put away the clean dishes, leave no food or toiletries behind, take the rubbish to the containers and clean the barbecue (otherwise a €39 cleaning charge applies), then close all doors and windows and switch off the lights. Are there any extra charges?
No, the stay is all-inclusive. Only firewood is not provided. The tourist tax is included, whatever the platform: nothing is charged on site.
Is firewood provided for the fireplace?
No, firewood is not provided. You can buy it at E.Leclerc, for example.
Are pets allowed?
No, pets are not allowed at Villa Keramzec.
Can we smoke in the house?
No, it is a non-smoking property. Smoking outside is tolerated, as long as cigarette butts are picked up.
Are parties allowed?
No. Parties are not allowed, out of respect for the neighbours.
Is there Wi-Fi?
Yes. The house has Wi-Fi and an Ethernet connection, as well as a dedicated workspace in the Toulhars suite.
Can I work remotely at Villa Keramzec?
Yes. The mezzanine in the Toulhars suite has a proper quiet desk, and you can connect via Wi-Fi or an Ethernet cable.
Are there security cameras?
No, there are no outdoor security cameras at Villa Keramzec.
Are long stays possible?
Yes, long stays are allowed. Contact Groom Conciergerie to discuss the terms.
Is the house air-conditioned?
The upstairs bedrooms, Locmaria and Kerroc'h, are air-conditioned. The house also has fans and central heating.
How many parking spaces are there?
Six free spaces: 2 in front of the house and 4 in the garden, behind a secure gate. Street parking is also free.
Is the hot tub available?

Is the house suitable for people with reduced mobility?
Two bedrooms, Locqueltas and Toulhars, are on the ground floor with walk-in showers. There are no steps between the entrance, the living areas and these bedrooms, and the doorways are wide. The house is not certified as wheelchair accessible, however.
Is there a minimum stay?
The minimum stay is 5 days during French school holidays and 2 days outside them. The booking terms are on the page book Villa Keramzec.
What is the cancellation policy?
It depends on how you book: the Airbnb or Booking.com policy applies to bookings made on those platforms, with cancellation possible up to 30 days before arrival. The same rule applies to direct bookings.
